- PDFM RoleSeismic Evaluation for 12 Townhouses
The purpose of performing the seismic evaluation is to identify seismic deficiencies that prevent the buildings from achieving a selected performance objective and provide information to support the revitalization of the 12 townhouses. This includes environmental investigation of asbestos and lead for these buildings. The townhouses and their utility systems on base were constructed in 1999.
A comprehensive site investigation is essential to assess the current conditions and identify structural and non-structural deficiencies of the buildings. Following this initial investigation, further analysis and evaluation will be conducted to determine if retrofitting measures are necessary.
Prior to the site investigation, the building plans, including details of structural components such as bracings, beams, columns, connection details, and non-structural elements, were thoroughly reviewed using the provided as-built drawings. These plans were subsequently verified on-site. The investigation involved a detailed visual inspection of both the interior and exterior of the buildings. Manual measurements were performed, existing deficiencies were documented, and photographs were taken for reference. The condition of the structural framing system was assessed in detail, with specific focus on its current state. High-access areas, such as trusses, were inspected using an electrical man lift equipped with safety features, including a body harness.
